Founder, Fabian Friedman, began Metro Retrofitting, Inc. in 1996. His experience as a licensed general contractor and builder, since 1987, led to the creation of Metro Retrofitting Inc. The Company retrofits residential, commerical, industrial and institutional properties. The company has become a successful, multi-million dollar company with a fleet of radio dispatched vehicles.

Metro Retrofitting, Inc. specializes in helping the Real Estate Industry and sellers of real property with the installation of safety and/or water conservation devices required by local and state ordinances prior to the close of escrow.

What is Retrofitting?

“Retrofitting” is defined as: State and local ordinance requirements that are mandated at point of sale. This service involves the act of modifying, upgrading, replacing, and/or installing specific elements in a dwelling in order to facilitate compliance with the safety and conservation requirements of city and state ordinances.

In California, the law requires buyers and sellers to submit to a number of requirements intended to safeguard the well being of the inhabitants of a structure, the structure’s integrity, and the environment. Included are the following requirements:

  1. Carbon Monoxide Detectors
  2. Water conservation (Ultra low-flush toilets and low flow shower heads)
  3. Smoke detectors
  4. Water heater strapping and bracing
  5. Sliding door impact hazard glazing
  6. Automatic Seismic gas shut-off valves

Don’t Close Without Escrow Without a Certificate of Compliance

Metro Retrofitting provides the seller or escrow with a certified statement of compliance. The comprehensive statement will certify that the residence is in full compliance with all of the appropriate retrofitting requirements for the property. Our statement of compliance along with the Certificate of Compliance shall be used as an official transaction document, relieving the seller and agent of the liability associated with retrofitting compliance.

We schedule specific appointment times for the convenience of the homeowner & the real estate agent. Same day appointments are available, and we bill through escrow.
